2026 Home Project Cost Index: What Home Projects Cost in 100 US Metros

The same home project can legitimately cost 37% more in one American metro than another. A standard roof replacement that runs $9,470 in McAllen costs $13,000 in San Francisco — same shingles, same square footage. This index ranks all 100 of the largest US metros by what home projects actually cost there, using the federal government's own regional price data applied to researched national baselines.

Where a new roof takes the biggest bite out of local income

Sticker price is only half the story. Dividing each metro's roof-replacement cost by its median household income (Census ACS) shows where projects genuinely strain budgets:

RankMetroRoof cost≈ Weeks of median income
1Miami, FL$12,3009
2Bakersfield, CA$11,2609
3Lakeland, FL$10,7509
4El Paso, TX$9,9909

At the other end, the easiest metros: San Jose, CA (4 weeks), Bridgeport, CT (5 weeks), Washington, DC (5 weeks), San Francisco, CA (5 weeks), Omaha, NE (6 weeks).

Methodology

Local cost = researched national base cost × (BEA Regional Price Parity, all items, 2023 / 100), rounded for display. Income comparisons use Census ACS 5-year (2023) median household income by metro.
